Property Management Templates

Handing a rental property to a manager is a business arrangement with real money moving through it: rent collected on the owner's behalf, deposits held in trust, repairs authorized up to a limit and a fee taken each month. Most jurisdictions regulate that arrangement. Managers may need a licence, trust funds must be handled in specific ways, and the written agreement is usually the first document a regulator or a court asks to see when something goes wrong.

The templates here are written around a named jurisdiction's licensing and trust account rules. They spell out the manager's authority, the fee structure, spending limits, reporting, termination and the handover of keys, records and funds. Guidance notes explain the rule behind each clause, and shaded fields show what to fill in.

Owners and managers should read the whole agreement together before signing, and check the current rules of the licensing body that regulates property management where the property is located.
